I don't know how many times someone sends me a deal saying it's shovel ready and I find missing info. 

Most units are turned within 24 hours and ready for the new tenant to move in. 

I currently own 3 houses in the Arlington, Hurst, mid-cities area of Texas, so getting a 4th loan may be tricky and very time consuming.

@Bryan Dorsey Are you looking for properties that are rent ready and can be conventionally financed from day 1?

Hi @Albert Hernandez, you will find that selling a real "deal" will be very easy, there will be folks with cash ready to buy from you everywhere you look. 

I don't need a quick buck with these my hope is that over time the owners in this area come to me when they are ready to sell.
