@William JosephIf you've already purchased it, generally 12 months on commercial is the seasoning period for refinance.

@William DeLuca If you're willing to go the commercial loan route then you can definitely do a smaller down payment. 

As a new agent , I recommend Keller Williams, they have free classes so you can have better understanding documents etc...
