I just got put in touch with a real estate agent on Thursday that claimed to be meeting with a wholesaler with properties in that range.

In the past two weeks,  I have put in 5 offers on properties in suburbs of Pittsburgh, Pa.

It needs to no convenient for you and have minimum distractions.  

If its a CASH only property a lot depends on who the investor is, and what his plan with the property is going to be.Lastly, yes, the listing agent could have told  you just to get you to put in the offer.

I'll put in a much smaller amount of money, but also find the property, negotiate price, manage the property management, manage any necessary upgrades, etc.

Know your numbers and put in a contingency for removal of the drywall covering the foundation walls in the sinking corner of the basement for a structural evaluation of the condition.  

Utilizing the 70% rule, I would like to feel comfortable with selling the property for at least what I put in to break even worse case scenario. 

I have put in the purchase agreement that tenants should be out and a final inspection will be done before closing.
