The benefit of private lending is the ability to find unique structures that add maximum value for both parties.

This particular tenant's situation is unique in that they have a child with special needs which necessitates a particular type of housing accommodations, but even beyond that, the whole process of finding new housing is not easy for them.  

Local and state compliance issues are a pain and I would ask potential professionals if they can help with city business licenses, county fictitious names & property or regional taxes, state board sales taxes, secretary of state entity issues, etc. that all require filings, paperwork, payments, etc.  

These are not new questions that are unique to this time in history or unique to real estate (although they are of particular relevance to real estate because of the asymmetries of information).

So this made me curious are they a good investment in the snow belt regions?
