It seems to me that its a tired city with little growth, but I have found the rental numbers to be pretty decent.

All of mine have been tired landlords that owned free and clear. 

I've been a marriage counsellor, botanist, mechanic, veterinarian, pharmacist, check cashing facility, taxi service, flat tire repair, tow truck, dump truck, ambulance service, fishing guide, hunting guide, gunsmith, locksmith, electronics technician, etc. 

If you are mailing to the same list that every other investor is mailing and calling,.. well it will dry up because there's too much competition in the mail box and they are tired of getting pitched on the phone. 

Especially when your trying to target tired landlords?

PPC is a good supplemental marketing channel to grow your business with very little time involved in management or talking to tire kickers (because they are much higher quality leads, no "F@%!

He says it weeds out tire kickers and sketchy people.

Have you tired with other lender?

Tired of doing it, can't trust someone else to do it without getting raked over.
