Can anyone teach me how to offer seller financing??

I want to learn how to get winning terms for an investment property. What process do you use to go about getting a great deal?

Oh.  How to offer with SF.  Your title makes it sound like you are selling.

So I start with the correct type of seller.  All of mine have been tired landlords that owned free and clear.  The youngest was 68 other than an inheritee of a triplex out of area.  Still a tired landlord though. 

Then I submit a letter of intent where seller financing is one of the 3 scenarios I outline.  If they like the broad SF scenario, we discuss further and do a formal PSA.

The big draw for me as a seller was spreading out of the tax burden.  When I became a tired landlord it helped in my decision.
