One in particular, as an example, I have contacted is LOAN RANGER CAPITAL, out of Austin.In terms of a personal loan, there are also a number of banks that will allow for you to take a large (50k+) personal loan for rehab purposes and the rates will be upwards of 3-5 (maybe more) points lower than an HML .

And this contingency does make your offer weaker than an offer without such a contingency.I would be less worried about making five offers and getting two acceptances than making 20 offers and getting no acceptances.

I'm concerned if I have to meet with sellers to often it may be too much.Also, if I can generate a list locally of 1-2 thousand addresses, how long before I exhaust that list?
