My First 8 Bandit Signs

This morning around 5am I could not sleep.  My Bandit signs had come in during the week, and a voice in the back of my head (mentors) said "If they stay in your garage, they server no purpose".  Giving it some thought about where the most residents are in my area, Myrtle Beach, it occurred to me just to go up the 10 mile road that runs from one end of about 20 housing developments to the other.

The other day, I saw a sign in front of the development that I live in, and to my surprise the sign has been there for about 2 weeks now.  The first sign seemed obvious, to emulate what that person had done.  Down the road about 50 yards is a good location between two residential developments, so Here it Is - #1:

About 4 months ago I started to study property investing.  At first, I thought I would never use Bandit Signs, but was told multiple times by some very successful people that Bandit Signs work.  There is nothing like proving something for yourself, and I've wondered when I would get my hands dirty in this business.  I have looked at a few houses, estimated repairs, and analyzed deals, even made an offer.  But the feeling I got when this first sign went up has changed my perception of where I am at in Real Estate Investing.  It made me feel like I just took the first real step to getting my first wholesale deals.  Like the Gurus say, 'No leads, no deals'.  The leads we at Buy The Sea Property LLC have been getting are stale, mostly in realtors hands, and not enough to make very many offers.  This is all great learning, but something needs to lead to a conversion. 

The picture above is really boring, but it represents what I am choosing to do and it is fun and exhilarating.  When I was young, the cliché "I don't know what I want to do when I grow up" stuck in my head.  I seemed like I never did something because I wanted to, but because I had to support myself.  At 61 I finally know what I want to do when I grow up... lol. 

This morning I put up 8 signs, and have documented the route map, and process so that I can pay someone to do this.  It took less than an hour, 8 signs, 20 miles of driving, 8 stops, 8 pictures, and my hands are now dirty with property investment activity.  The phone goes to Google Voice, relayed to my property investment line, it can be toggled on and off.  Either way, if the phone is not answered, it is transcribed and emailed to  me.  I will be able to tell what this Bandit Sign Campaign yields because it is the first time.  Here is another picture just because I took so many...  this is the #4 sign:

Here on Bigger Pockets, I watched a presentation by Brandon Turner the other night, and realized that the exit strategies from leads via Bandit Signs may include possible rental deals, which lead to passive income if done right, but for some reason (my little restrictive voice) it never registered as something I could wholesale.  This increases the possibilities and no real lead will go without some disposition, even if I give them to my favorite Realtors as referrals.
