We also have homestead exemptions where I'm at - which an LLC isn't able to take advantage of - so I would investigate the benefits of that as well when considering selling it to yourself.

you need a judgment first, so first you would need to file a lawsuit to get the judgment then the collection agency will take 1/3 - 1/2 of it. so in reality its not really worth it.

So if you are self managing your property and it’s under an LLC and you lock the doors and do not give them access - guess what - the tenant does not sue the LLC fairy - they sue the LLC and the person who committed the act.
