When we post properties on the MLS (at least in my area) there is an agreement with individual sites (Zillow/Trulia etc) to allow the posting.

If I am ever in the position of buying tenant occupied property, I will make sure that I have a period to perform due diligence on the tenants and if the tenants are unacceptable to me I have the right to cancel the Buy and Sell Agreement.
