@Tiffany Tan we see two issues:1) Your PMC not responding to your emails within 24-48 hours.- We all get busy and can't respond to everything ASAP, but 24-48 hours is not hard to do!

I have flipped a good amount of houses like this one (without the snow issue lol).Get 3-4 different contractors to bid the job and then get started on it ASAP.

I'm not sure if this could be a major factor for someone like me in choosing an area to invest, but the statistics suggest that Huntsville has a lower overall vacancy rate.

They might cut corners on essential structural or system repairs, leading to hidden issues that can be costly to fix later.2.

The industry has dealt with new technology geared at improving workflow and resident tours, a world-wide virus has come and gone, interest rates have drastically changed the environment and there have even been some major legislative changes that have impacted our industry.

This is a major reason almost all successful wholesalers deal with sellers directly; i.e., properties NOT listed on MLS or with a broker.  

Slight cosmetic or even larger cosmetic issues like cabinets and stuff I have no problem negotiating the price down and holding it to complete a remodel to then turn and rent it out or even if I find something undervalued picking that up and rehabbing it and reselling it. again I am WAY new I just finished the book and I am sure my agent will  help me she's wonderful!

The majority of our clients are out of state investors.

That being said, Santa Fe and all of northern New Mexico, for that matter, is much lower on inventory than the demand and this has been an issue now for years.
