Listening to podcasts, watching webinars, running numbers on any random houses and deals I can find to get used to the process!

I've had a few in this area and have watched the crime increase in this area. 

I’ve heard to watch for a chik fil a popping up, because they do extensive research before choosing locations and want to see growth there for the next 10-20 years.

Over the years I've watched a lot of self professed 'goal orientated' people get self-absorbed in the ancillary mechanics & logistics they throw up as caution instead of just going for the end result.

I’m a newbie to this whole process have been watching podcasts and webinars to inform myself and learn as much as possible, that being looking to invest in out of state duplexes and triplexes do the lenders have to be from that state or can they be from my state or does it even matter?

Lot's of investors that do not work in this space day in and day out saying retail watch out etc. are not in tune with the industry.
