I'm convinced I'll get it rented, just would like to do it soon so I'm not stressing over the holidays and losing money.  

We would love to buy a cabin as a holiday home and rent it out but we are looking into the costs involved as we would want a return on our investment.I can see from this thread that the management fee seems to be 30-40% and many of you recommend using other sites to rent yourself.

I'm from Atlanta, own properties there, and was there for about 5 months over the holidays working with investors.

Just wanted to see what you guys thought about direct mail around the holidays?

one of the tenants just got married. of course before he signed the lease he assured she would come here and he would go there.and of course, it's just been the wife coming to stay longer and more frequently.....No specific addendum we wrote to cap this is in our lease.Tenant is requesting a month now for wife to stay during holidays and it's a nuisance to already complaining roommates.Feedback appreciated.

Hi Tyrone, let them go, get them out now while you can still find a good tenant ( before we start holiday season and no one wants to move),  explain that you are keeping their security deposit in full and if they can be out by September 1 and leave the place in rent ready condition you will not go after them for additional monies.  

Makes for uncomfortable holiday diners if you don't. 

The county recorder's office is closed due to the holiday on Monday and need to notify my estate planning attorney.
