The equity based on the 10+ years means 2 things, 1) It's been 10 years plus since they dealt with the price of the property, so they are probably not current on values which can be beneficial to you.2) The 10 years + means they have built up quite a bit of equity which will help to make your deal that much more profitable.Ex: In central FL, during the boom when everyone was so pleased with deals 70, 80, even 85 cents on the dollar, I got a deal on a 4br 2ba 2 story historic home 3 houses from the lake for 25k.

It has been my experience some providers like the court houses provide civil data, e.g. evictions, quarterly which helps you understand an applicants historical rent pattern but when you need to know there most recent track record this missing data could potentially lead to problems making educated decisions which would be based on incomplete data.

I'm in the process of having a new boiler installed this week on the 5 unit- while I knew that it was reaching end of life, I wasn't expecting to replace it for another couple years.You also need to factor in that some of the properties are zoned historic which increases the costs when rehabbing the exterior.

There are three areas in St Petersburg FL, Kenwood, Cresent Heights, and Old Historic Northeast, (and Seminole Heights in Tampa) that have craftsman bungalows - many built in 1925 - that are being scooped up by rehabbers as fast as they hit the market.
