Call the police anytime time you see trouble—even though the bad elements have scanners and will scatter when they hear when/if officers are dispatched (give cross-streets or the liquor store address when you call, not your own address) Hang in there if you can, adjust your rental rate, but don’t lower your screening standards at all—be very diligent, and be sure to get at least two previous verifiable landlord references (bad tenants can look good on paper, be long term at their last place, and will get a glowing reference from their current landlord)In the end, if you feel unsafe and uncomfortable and don’t want to hang around for the neighborhood to change, sell the place, call it a expensive lesson, and screen your next neighborhood more diligently than your tenants.
