@Jess WhiteI’m Not sure why someone would drain their 401k (with all the associates penalties), instead of just borrowing against it.

I am just getting started as an investor myself, so I can't speak to all of the investment concerns, but my primary residence was built in 1903 and I have done a lot of work on older homes.As someone with remolding experience, my biggest concerns with older homes would be foundation, electrical, and plumbing (specifically drain).If that all looks okay I wouldn't be worried about a rehab personally.

That being said the condo has been sitting vacant and draining my bank account.  

I am on of those guys that would die if I had to pay a guy 45 dollars just to drive out and then charge again to unclog the drain.

Takes about an hour because it takes 30 minutes to drain the old one so it isn't so heavy.

First a tract of land was parceled out, then later subdivided, then a public right of way granted for a new road, then a storm drain easement, then.....and now someone owns this piece of dirt.I'm not sure of your familiarity with easements so forgive me if the following is already what you know.

You have the whole shower pan/curb/drain issues to deal with.

Sure there may be a hole in the drywall left or a drain you can't use until it gets completed, but a month and $6300 with water still leaking into her place?
