Always go with low e coating on the #2 of glass.  

The book is worth every penny, however if you don't want to buy the book, ask around if anyone on the forum would be willing to share their walk through check list.

,You'll want to be sure to use a paint/coating intended for that purpose.Roofs get VERY hot and take a real beating between the sun, rain, wind, hail, sleet, ice, wildlife, debris flying on the wind, ... you name it.That said, of course, unless it really looks bad, why risk it?

Just because you pay someone to perform 40k in rehab projects doesnt mean the market will buy it for 70k when completed or that a tenant won't ruin most of the 40k in repairs in 120 days, then move out without paying the rent and stripping the place of copper on their way out.

At this point, in the above example, the winner would likely be willing to settle for pennies on the dollar vice collecting nothing.
