I confirmed it twice before I signed it. and also, @James DeRoest we did walk through the properties twice, once is the first showing, and second time I got a contractor and inspector to come out with me, which is just few days ago.

@James PostI don't know much about Wilkes Barre, but commercial projects in Allentown are plentiful (10,000 seat arena, mid-rises, etc.).

@James Wise is spot on, lost of things to consider about large tree's, but I wouldn't not buy a property just because it has a large tree, it would depend on factors like the ones James mentioned & if you can get some consideration from the seller for the tree.
