In the meantime, I would suggest you network within your area with other investors, hard money lenders, and wholesalers and see what others are working on...

I have a couple thousand "cold leads" to go through, they are all the homes in the area with a TPT license, so I know a lot of them are trash.

I live in Spring and have a portfolio of rentals in the area.

Consider negotiating a lower price, given the work needed and the recent $390k sale in the area. 

@Anna Sarvis, I understand the property they were first looking at is likely no longer available (likely because houses fall out of contract all the time).There are a lot of ways to skin this cat.  

Seems like my area is allowed to do STR and I was able to obtain where to contact to, to make sure what I found is accurate.
