I was talking to a cost segregation specialization vendor that does this nationwide.

How did you find this deal and how did you negotiate it?

He's very thorough with this standard inspections and he also offers "investor due diligence" inspections at a reduced rate.

I dont have any experience in this market but have looked into it a little bit, I know that you can get the houses pretty cheap there but my concern was with the long term appreciation - I dont believe it is a highly desirable place to live and so there wont be much appreciation -however that is just my opinion and I really didnt look into it much,  I think it would be a cool place to live as I go to Monterrey all the time, but its hard to say. 

I'm actually interviewing PMs and CO Hosts this week, and Handyman for installation of all the furnishings set to show up at the property in January. 

I have not yet written a book on this topic.

Anyone know what this could be worth with a simple cosmetic renovation?
