At a high level the numbers do not work at all for you to do this deal.Additionally raising the rent on folks with a fixed income is usually met with a lot of resistance.

It is a cool feature but barely use it 2-3 times a year when the weather is really cold.Not sure I would add it to a flip unless it is high end ($1MM plus) or you want a wow factor.

From the MLS, turnkeys, etc, the war zones are obvious, but what are good general working class neighborhoods which will best weather possible future storms and downturns.I am want to buy and hold, but would want the option to sell in 3-5 years depending on the market, personal circumstances, etc.Any advice and contacts are welcomeJulie

We do give new tenants 2-3 weeks to move in...so that is vacancy...but there isn't any "resistance" to our pricing.
