We have had very cold weather the last week and a half.  

At a high level the numbers do not work at all for you to do this deal.Additionally raising the rent on folks with a fixed income is usually met with a lot of resistance.  

It is a cool feature but barely use it 2-3 times a year when the weather is really cold.Not sure I would add it to a flip unless it is high end ($1MM plus) or you want a wow factor.

Hi Everyone,I have been working on a project for some time now and we're finally ready to launch - now we are just trying to figure out which state to go for first.This project answers the thread posted a couple days ago about weather or not agents days are limited, especially with the advent of the internet.

From the MLS, turnkeys, etc, the war zones are obvious, but what are good general working class neighborhoods which will best weather possible future storms and downturns.I am want to buy and hold, but would want the option to sell in 3-5 years depending on the market, personal circumstances, etc.Any advice and contacts are welcomeJulie

And it will break, they break when the weather is at it's most extreme, when you really need it working.    

Weather just about as good as Florida??

because those are going to happen sooner or later and it's best to have the cash reserves to weather them. 

We do give new tenants 2-3 weeks to move in...so that is vacancy...but there isn't any "resistance" to our pricing.
