I haven't pulled the trigger on that yet, but I'd consider spending thousands on that over the programs that sweep through town today and forget about you tomorrow.I agree with the others that our local group is fantastic, and you'll leave hoping that the month goes by fast to get to the next one :)  Also a good sign that you're loving what you do...and that's pretty fantastic.

I am a newbie and not a lawyer but if you after the fact/closing transfer the property into an LLC isn't there the potential danger to trigger a "due on sale clause".

Turnkey is a less labor-intensive investment (though I hesitate to say 'passive' since there's still a lot of vetting and research that goes into choosing a provider), and once you pull the trigger on a property you should have to do very little day-to-day.

Because I am investing in assets and asset classes that I expect to generate returns in excess of inflation over extraordinarily long time periods, all I have to do is:- Make sure that I continuously maintain a large surplus net of income/expenses with each passing month- Maintain a fortified emergency reserve that can withstand recessions (reminder that Lines of Credit dry up in recessions, as many investors are seeing right now!
