Simply I have investors where they own 20 gas stations and they do not want anymore stuff to manage but they have cash sitting around.So they like the idea of buying land and sitting on it until the market comes back.Doesn't add anymore onto their plate than they have now.You really have to know what land is doing in your area.In some states like California and Texas development is back in full swing and land is scarce in some areas.In other states land is years off from developers coming back in.

I know some people are using them to purchase a home at every duty station and then they can rent out later and that is a great use, but once you have the ability to go conventional for something like this I think that is the way to go.
