Need some ideas

I found a great flip/rental prospect in which few people know it's for sale. There's some odd challenges that exist and I'm trying to find some duct tape and super glue to make something work.

It's a sfr needing a full rehab with a decent amount of land with frontage on a fairly busy road.

The seller is considering selling the home separate from the lot, which is somewhat in a commercial area. I'm thinking of trying to bring in a buyer for the land and maybe wholesale the land and get the house for myself.
Can someone offer some ideas as to where a good potential source of commercial land buyers may exist?

Personally, I think it would be years before the area would be ready for development, but I know there's people interested in it.
