Prices on everything is pretty crazy right now, but 100k+ seems expensive.I can imagine how you could get there but it would probably be utility driven (Water, Sewer, power).

The unit was a SF legally converted into a duplex and currently is heated via Water Boiler with radiators through out both units.

If it comes out that you rented to two tenants on top of each other, then you can be in hot water.
