Mold in middle unit of a Multifamily

BP CT Family,

There is a multi family I am interested in buying and after a walk through today found extensive mold in the middle unit around the walls and ceiling throughout the entire unit. This one unit will def need rehab. On the other hand the top unit is completely different. It looks like a high quality unit. Both have tenants if purchased I would only retain the top living tenant. 

Do any of you have any experience dealing with extensive mold in CT specifically Windham area that you are willing to share?  Recommendations or advice would be great! Would the remediation affect the top unit that has no mold or problems at all?

I will be looking for the best mold professsionals to give an estimate/identify the cause.  I look forward to your insights.
