Sadly it is almost always unknown to both parties and negligence on the inspection side tends to be the ultimate culprit.

Sadly, a couple of decades after my tenure the frat lost it's charter due to a pledge dying of alcohol.

It's sad.

Sad that we've let more then a year pass by since we started taking interest in this new opportunity. 

Sadly, I'm not in a spot financially where I believe that is possible.I've heard of people investing in real estate with little, or even no, money and I'm interested in hearing more from seasoned real estate minds to give me an idea of a good starting point.
