Seriously, get a written qualification list going.

The 2 major head winds that I see at the moment in this market is 1) rising interest rates and 2) the loan qualification rules.I think rising interest rates are going to be a much bigger problem here in Canada than in the US since our mortgages here are predominately 5 year terms. 

Its taking awhile to find anyone even close to worthy to my new qualifications.

Do you have minimum qualification requirements that you pre-screen interested parties for before you schedule a showing?

I have never looked into the qualifications of the Solo 401k but I too wondered if it would be something I could utilize and at what level of "self-employment" I could do to qualify.Following this to see what other experiences there are on this topic.

 I would suggest having written qualifications and follows your policy and procedures if you deviate from that and they finally federal lawsuit on you you wish you had in many ways If they do not fit your qualifications that are  written down and apply to every single applicant then you're OK if you deviate from that and bend the rules you could be violating the fair housing or a discrimination law
