I am seeing on a couple of rental property forums people offering their entire Arbitrage portfolio including all furnishings and furniture for free in exchange of taking over their portfolio. and of course the next batch a greater fools are all excited and want in. there is talk of 18 months until we might have this under control and people can travel again.

It seems the seller concession is a more favorable choice since that closing cost reduction is provided all at once versus lower monthly payment by say $50-100 over a long period of time, say $10,000 concession in exchange for $50/month payment reduction, that's 200 months (almost 17 years) to break even.
