Know your boundaries and work on delivering an excellent service to your best clients/referral partners.

The real professionals will lay everything out up front, likely letting you read a copy of their agreement to understand additional services and benefits in detail, and aren't going to be pushy about getting you to sign anything if they feel it's a bad fit or something doesn't align.At the end of the day, a good PM will have your best interests in mind.

The guru I paid $40k to mentor me told me I could outsource everything and just collect a check in my mailbox each month.

Providing fixed costs, factory monitored conditions/precision and rapid timelines (as short as 2 months for a full 4 unit apartment to be delivered and rentable to our site), we are strong believers that modular is the future of real estate. 

If and when you buy the building, if there's any leases that have run month-to-month I would have the tenants fill out applications, requalify them and execute new leases with them.

See if you can just use their services a la carte as needed

(Say on the initial purchase if someone is buying right now).3) I can lock in a guaranteed better rate now and enjoy the lower monthly payments now, and only pay maybe 1 or 1.5 points instead of 2-2.5 points later when I have to hope that rates come down again.4) This also saves a lot of time which is an important consideration as some refinances can take 30 days and a lot of paperwork gathering and headache etc.Again, my thoughts on this largely revolve around risk aversion.
