The Seattle-Tacoma market isn't great for cash flow day one, assuming you're trying to acquire for 25% down.

One property has already been rehabbed and is on the market, though it hasn’t attracted much interest yet despite being listed for a few weeks.

My initial thought would be to refinance and then purchase a new property.

Cold calling is only one marketing method.  

In my initial research, I'm finding a pretty big disconnect with the deals that Michael implies in the book and what is actually out there. 

You want a group or someone that knows this side of the market and will take the time to talk to you about it.

@Ashley Guerra - I live and invest outside of Philadelphia, so I can't comment on your specific markets in central and south Jersey, but can provide my perspective on things to think about to help your decision.1) I would consider speaking to 3-5 people/investors in each market you are considering (central and south Jersey) to listen to their thoughts on pros/cons of the area and how they invest.

@Raphael Pangilinan you will want to interview several HMLs as they may offer different terms depending on your experience.I’m very familiar with the Temple market and I have investments there myself.
