Look through the marketplace here and you will see many. 100% agreeIn upstate NY it does NOT have to be a bad area to find what you are looking for Was just at an auction and a former bank 3 stories in perfect condition sold for 35kIt really is a gold mine but I only am there in the summer and have even better things going on in FL for my money But if that is what you are looking for take a couple days and drive between Buffalo, Syracuse and Rochester.  

two questions...1st is I do a general improvement to a building as I read the tax code the improvement should be amortized over 28.5 years .However we did an improvement to just one unit with excepted life of 10 years.

In my previous life I did site design for a few automated car washes.  

He threatened a lawsuit.When I look through the list of charges, I am a little disturbed.$100 to replace the furnace filters$200 for gutter cleaning$150 to change the locks$50 Move out inspection fee$200 Cleaning fee$150 Floor cleaningThe list goes on.

If you are considering it more for regular life benefit then I say go for it, knowing that it is the primary reason and anything you get from the investment part is just a bonus. 

For example, typically if a tenant leaves the unit in good condition, we'll refund the full security deposit minus a nominal cleaning fee.  

I was lucky to not have to deal with that outcome.All I can say is take a few deep breaths...... life will go on....you will be ok.... don't panic too much until you know the damage.
