I can think of a few reasons:1) if your investment(s) doesn't qualify for a 1031 exchange, i.e. a fix and flip2) you always run the risk of not being able to identify &/or execute a qualifying 1031 exchange in time.3) IRA assets are generally protected from creditors and litigation.

There's just too much that an untrained eye can miss, not to mention a good inspector has certain tools they use to help identify issues, like a foundation level meter, water moisture meter, etc.In my mind, having your contractor(s) walk through with you is still technically an inspection.
