advice on purchasing my first multi unit

any advice would be great.  The  Purchase price is $209000. building is in a residential area with maybe one or 2 properties able to rent. On bus route  close to schools and malls . Great location

@Mindy Jensen  - Could you remove the first picture/graphic in the OPs original post (the rent roll which contains tenant names)?  Posting this information could be construed as a violation of privacy rights here.

Sean - It's fine to post the rent roll and operating costs ... just remove personally identifiable information before you do.
