Some of our canvassing has been to put in a dance/fitness user.We have one tenant whose lease states that the "Demised Premises shall be used solely for retail purposes to operate a casual dining restaurant/cafe".This tenant is new to the shopping center as of a few months prior to our taking ownership.

Also depends if you want to cash out your purchase + rehab cash.If you mortgage it, you’re looking at the down payment and rehab costs.If you use the echo sting HELOC to find the purchase and rehab, you can then Refi the house once rented and (assuming you selected a property with room for forced appreciation) get all your cash back out (up to 80%) LTV.The later is the BRRRR strategy.

You make the best choice you can at the time with the information available and then you move forward (which is what you are doing now).Another choice you could look at is to purchase a property (townhouse/condo) close to the area you want that you could rent out one of the rooms
