I bought a fully vacant duplex in Boyle Heights in late 2018.

But the biggest issue I have with the stocks at the moment is the lack of passive income it creates (once you sell you stop earning money) and the inconsistency of the market as of late.

I also look at the age of the property, how durable the finished are, etc.

Hello,I just finished rehabbing a SFR in Kingwood TX that was flooded.

I can't imagine that licensed contractors hire architects just to finish a basement.Truthfully, I'm not so sure the building wasn't built with the first floor duplexed down because there is only one other exit from the basement and that's to the outside.

He's got a bit of a rough past, basically raised himself from a very young age, served some time in prison, not sure if he's finished high-school, etc.

Had a partner, who owned 2 duplexes and I just bought 1 from him for 140K (rents are total 1650/month), because I'd like to control the whole complex.Most are in their late 20's or early 30's.

I do see how it could be viewed similar in a way .Lending has definitely loosened up and I’m sure there is some shady things going on that we won’t hear about until it’s too late/after the fact .Subprime lending is back and growing just as an example .
