Any tips you have for new investors to help them wisely pick their anchor properties?

Any tips are appreciated. 

Hi,I am new to the Real estate and looking for best practices or any good tips and coachings from any of you whom have gone through this same experience!

Anyway, I have been sitting on the sidelines listening to podcast, reading posts by others, dreaming up rental property developments on parcels of land for sale in my city area, watching flipping shows on TV.

any tips for a guy looking to get started?

Most of my out of the office work can be from a laptop or iPad while watching crappy reality TV so it's not like I'm spending my life "on the job", thankfully.

For Realtor license, here is a quick tip that helped pass the second time around, study all the terms In every chapter,  If you know the terms, your can correctly answer any question they throw at you :)Hope my 2cents helped ;)
