Yes it is legal to rent a house you don't live in, to an extent as there is a 270 day occupancy requirement for a permanent resident; which really means that you can only rent it as a "whole house" for 95 days out of the year (I may have those days flip flopped, it may be 275 and 90).

Any rehab costs would put more of your money in the property which is against your plan of refi your money out for another deal.Just something to think about, especially with the NJ market as a whole leveling out currently and it's going into the slow season for sales.

Some want to form an HOA, because the neighborhood is an older community, where there are still lots of original owners, but they are older and I know they are not all able-bodied as they're aging.

No specific knowledge/experience but based on my reading of Title III of the ADA, a couple things jump out to me that I'd consider: 1) the standard for 'removing barriers' in order to be ADA-compliant is whether doing so is 'readily achievable'.

(Technically I signed gave to the agent but agent haven’t mail out to him yet)He emailed me his renter insurance and he paid one month broker fee to the agent.Now before he move in he want whole place to be professionally cleaned and whole place to be paint.which is fine with me.Now he want a new ac, and new light bulb shelf inside the closet to be removed ( I dislike those requests ) and He has a mother who is little difficult.
