@Lisa Rispoli- How about this strategy: Get a bunch of your attorney and doctor friends (ones that are looking to park their money somewhere), pool everybody's money together and go out and buy a property cash.  

There are parents/sisters/friend/grand children, total 6 adults 4 children.

You could also partner with yourself using your IRA and cash or you could partner your IRA, cash and with a friend. 

Or should I wait and have my own agent arrange to see the property (it's also a friend so they're going to help be an extra set of eyes on the investment also).

Or can i just submit both contracts to  an investor friendly tittle company?
