James DeRoest don't you think for someone that is a buy and hold investor it makes more sense for them to put less money down and have their tenants pay down the mortgage while still receiving passive income?

That's correct @James WiseThe seller of the contract, being the wholesaler, and the buyer.If you have exchanged signatures and you have your earnest money down, you legally own that contract to the property.
