I have passed the courses required 75/15 hrs and I have been using the online Qbank test generated questions.

Hi everyone,I just passed my Illinois broker's test a week ago and I recently joined KW.

The Allegheny County Real Estate office produces a CD every quarter of all the sales in the county for the last three months (along with loads of property information).I use this data to see what's happening in the areas that I care about.  

The MLS is a different subject and for a another discussion.What is your source for this data? 

From what I see on BP there aren't a ton of areas where my numbers are even feasible.Another equation I do for testing a property is rent - 30% (vac&main) - PITI (15 year note) = reasonable estimate of long term cash flow. 

It is being sold "as is" in fact my husband pulled a pressure test on it (he is a plumber and contractor) and it did not pass so it likely has some broken pipes.

That's where I am; last year I brought in assistance to help with the owner statement data entry and managing getting the income/expenses into the system that we use for tracking.

You could also find work in an upscale apartment complex, where your sales skills will be put to test. 

. :( Maybe I don't wait enough ...It's hard to test since you have to "block" at least one day on your calendar while testing.Will check it out again.

Well you can take it with a grain of salt but at the end of the day it is just a data source.
