Plenty on the inter web that are only a couple of years old in new condition at 1/2 the price of new and they will last as long as new.

Your agent is correct....without evidence of the ability to buy, most owners represented by an agent (or otherwise just aware) won't consider your offer, unless you put up a non refundable, no escape clauses, significant EM.

if you have the address then the tax web site for the city or county the property is located in will probably have the owner's mailing address
