Not going to lie, need help

I am looking for a mentor/partner in the East Texas area or Texas period.  I have tried several different avenues and I'm not getting anywhere.  So I have no problem with asking for help when needed.  Looking to wholesale to build capital for landlord purchases in the future.  Former active duty Marine, hard working, just need guidance.
