I'm in Ohio and read that I should start near me with the first couple of properties, but with Ohio having more people traveling here during summer vs winter, I'm nervous there could be a dip with seasonality instead of having steady year round coverage.

I have experience and have enjoyed being a part of the world, but more importantly I want to be financially free so my family can take advantage of opportunities I had to pass on growing up due to money constraints, to have the ability to travel because I hate feeling stuck in one place, and to have time to spend with the people I love doing things I find meaningful and fulfilling.

On one end there is the kind that’s a slightly longer extension of short term rentals - vacationers, travelers for pleasure, and business travelers staying one month or so and wanting something larger and more residential than a motel/hotel.

also, you mentioned that investing out of state could be riskier...maybe, but maybe not--it depends on a million different factors (like how much money you have, whether you have a good team in place, your willingness/ability to temporarily move out of state or at least travel out of state, etc., etc.)...
