That access should have a steel lantel over it, a longer one could have saved some of that.While it looks bad, it can be fixed, $$$$, $50 of fill dirt and some grading would probably have prevented that.

The purpose was to prevent developers from buying and splitting up land for quick gains.- In your example, if you bought at $50k the land itself would be worth something, say 10% of the total purchase, or $5k (would be stated in the appraisal)
