Hey BP family,I'm here in Jackson, MS and I've acquired contracts on 6 properties for $250k which we are marketing package deal for only $234k and they are already rented producing $61,680 yearly which at my calculation is 3.79 CCR.

The beauty of this is it was a package deal.

Purchase price: $35,000 Cash invested: $3,200 Single family home I bought as a package deal with another property.

Can I HELOC the rest or a certain percentage of the equity of the property or an identical loan package.

The package is for 185k with 60k down at 6% for a 5 year term and total taxes are $13,235I feel like this is a good deal would like to have someone give me some advice on this deal.

However, I've got a couple hangups to deal with first.I'm still receiving income from a previous job from a severance package however I am currently not employed. 

I could have prepared an info package for him though with repairs and proposed comps.

I'm not positive but they may even have a free basic package and if you want the upgraded package(s) it's a monthly subscription.
