Buying a Portfolio for 185k with 60k down at 6%

I have been looking for some advice. I found a Portfolio of 5 properties 2 Two family and 3 single family in Ustate NY. The 2 family homes are being rented at $800 each unit (4) Two of the single family are rented at 700 tents been in place for 10 years plus. The last single family is rented at 1k per month.

The Deal is owner financed (being that I do not have the best credit and want to buy a house in the next year). The package is for 185k with 60k down at 6% for a 5 year term and total taxes are $13,235

I feel like this is a good deal would like to have someone give me some advice on this deal. Nervous being that this is my first one. Really looking to cash flow to help pay for the mortgage
