Here in my local market we’ve seen a sharp decline in occupancy and average daily revenue as the market gets saturated with 4 bedroom homes so we are having to target high end luxury homes to create a niche.

I'm sure we will be good and also it's also considered a "dual" family airbnb as it sleeps 14 Yeah, I think luxury STR should stay solid. 

The opportunity grants those who couldn't normally afford such a highly priced property a chance to get in on some of that luxury.

Cheap to build does not mean no luxury.

But LVP, Luxury Vinyl Planking, is affordable, easy to install, forgiving on slightly uneven floors, and it is water resistant.

I'm planning on using Luxury Vinyl Plank (LVP) throughout each apartment, and was wondering if I should switch to Porcelain tile, LVP, or LVT in the kitchens and bathrooms?

If I use comps and there're one or two irrational buyers in the market, it would destroy all market stats, this problem is especially more tangible in very expensive market or luxury house.Yea appraising comp is like an art, I think you get it though, but we have to model it based on different factor.

(The price reflects the location, as it's a highly desirable neighborhood and a block from the beach, but is priced far less than the luxury condos in the same neighborhood.
