/So that listing agents can give feedback to their sellers... the day of having to leave your Bizz card on the kitchen counter is really about over ..Again what the agent did that let some civilian use their fob is really really a bad thing and if this owner and his agent pushes it its very likely that agent will lose their license and or be fined heavily.

If there health forces them to sell, they most likely will move in with family or an assisted living situation.That being said, it is probably a good market for investment buying but I wouldn't rely heavily on the strategy of senior renting.

I invest heavily in TX and have a great attorney there.An alternative option is to sell via a wrap mortgage, keeping your current lien in place and selling the property to another buyer at a higher interest rate and a down payment.

EricI've worked around numerous GC's, in my development days, who have been heavily involved in flipping for years.I would always ask for information from them, as what sells and what is worth installing.There is ways to cut corners to do things right, and ways to cut corners to do things wrong.For instance, new hardware and painting old cabinets (with good structure) you can save and look good.Other info (that relates to your thread) they all gave to me was this: The Man writes the checks, The Woman picks the house.Your house needs to appeal to the woman market.

I can comment on this as commercial is all I do.Whether it's on Costar or Loopnet will depend on what type of product you are offering.There are all asset classes on both platforms but Costar is more heavily on the Office side and corporate properties.Loopnet is more heavy on retail,multifamily and the sellers are all over the place.
