Our company owns over 9,000 units around the country.  We have our admins throw away all letters from people looking to buy deals.

You might find an off market opportunity once and a while, but that's usually because you know the lender who holds the loan, you've bought prior deals from the seller, etc.

99% of our deals come through the broker channels.  We buy 1,500 units per year on average.
